Separate repair from a new deck proposal
Explain what concerns you about the current deck: an uneven surface, deteriorated boards, movement, stairs or the size and arrangement. A site assessment should distinguish surface wear from support, connection or drainage questions that require deeper investigation.
Replacing visible boards may not address conditions beneath them. Conversely, a proposal for a completely new arrangement should not assume that all existing supports can be reused. Record what has been inspected and what remains concealed.
Plan the connection to the home
Review door thresholds, travel paths and how people will move between levels. A deck should be considered with its stairs, guards and relationship to the house. Changes to size or elevation can introduce design and approval requirements beyond a surface repair.
Discuss water management around the building and the maintenance needs of the chosen materials. Exterior exposure is a consideration, but this is not a blanket claim that any single decking product will suit every coastal property.
Check the Playa del Rey site
Playa del Rey sits within the City of Los Angeles Westchester–Playa del Rey planning area. Use the specific address to check relevant parcel conditions rather than applying one rule to the whole neighborhood.
The mapped Coastal Bluffs Specific Plan and coastal review may be relevant to some sites. Confirm whether the property and proposed deck fall within applicable requirements. Neither an existing deck nor a similar footprint proves that a new proposal is approved or exempt.
Work out delivery and installation access
Steps, slopes, shared approaches or a restricted side route can affect how materials reach the deck location. Plan where deliveries can be staged and how removed material will leave the property without obstructing required access.
The written sequence should cover any removal, necessary support work, approvals and inspections, installation and final review. If the home remains occupied, agree on which exterior doors or routes will be unavailable during each stage.
Understand the estimate and schedule
The size and design, support condition, connections, stairs, material selection and handling requirements influence pricing. Concealed repairs or a change in the intended load and use can alter the scope. Do not compare proposals only by surface area.
Coastline DC Inc. has operated since 2002 under CSLB #813394. General business availability is Sunday–Friday, with no Saturday work. The onsite schedule follows local allowed days, project approvals and access conditions, without a promised universal completion date.
Questions about your project
Can the old supports remain?
Only after their condition and suitability for the proposed deck have been assessed. A new surface does not verify the structure underneath.
Can you expand the deck during a replacement?
That can be discussed, but expansion changes the proposal and may affect design, approvals and construction requirements.
What helps an initial review?
Provide photos from above and below where safely accessible, the address, any drawings and the intended use of the space.
